Hanover's office market increases letting performance compared to last year

Demand for office space in Hanover remained at a high level in the first half of 2018 and continues to rise. One reason for this is that the number of office employees has risen to around 150,000 in 2018, which means that around 15,000 new office jobs have been created in the last five years. In total, around 80,000 sqm of new office space was let in the first six months of 2018, which is once again an above average half-yearly letting performance and a rise in take-up of 7%. The conclusion of two large leases in the Expo-Park/Kattenbrookstrift area deserve special mention: in the south of Hanover, around 10,000 sqm was leased by the State of Lower Saxony (brokered by Angermann) and 14,000 sqm by FinazIT. Due to the high number of outstanding enquiries, the total letting result could even reach 150,000 sqm by the end of the year.

Both the prime (€15.00/sqm) and average rent (€10.50/sqm) are unchanged since the final quarter of 2017; however, it is possible that the prime rent could increase to €15.50/sqm by the end of the year. The previous restrained increase in prime rents was due to the low supply of high-quality space in central office locations. In view of the very good demand situation, the willingness of landlords to grant incentives remains very low. Concessions such as tenant improvement contributions and renovation works or rent-free periods are usually only available in the less sought-after office locations and with less high-quality office space.

Office space supply continues to decline despite many new buildings and refurbishments

The supply pipeline in the Hanover office market is extremely dynamic. In the past five years, around 190,000 sqm of office space has been newly built and a further 170,000 sqm has been refurbished. At least 190,000 sqm of additional space (50,000 sqm of which will be renovated) is due to be added by 2020. Despite the various completions of new construction projects and revitalisations, the supply of space has steadily reduced in recent months, due inter alia to the high pre-letting rates and high number of properties reserved by owner-occupiers. Vacancy reached 170,000 sqm by the mid-point of 2018. Based on a total office stock of 4,950,000 sqm, this equates to a vacancy rate of 3.4%. It can be assumed that this will continue to fall until the end of the year. The most popular office locations so far this year have been the City and City Fringe. Once again, the public sector occupied the top position in the capital of Lower Saxony in a comparison of industrial sectors.
