Take-up of just 50,000 sqm of office space was registered in the first six months of 2021 as a result of the pandemic, but the letting performance increased significantly to approx. 107,000 sqm in the second half of the year. Although there were few large deals in both half-years, letting activity was strong in the small and medium size categories. The total take-up of approx. 157,000 sq m achieved in 2021 is a 13% increase compared to the previous year.
Since the end of 2020, the supply of available office space has increased from 250,000 sqm to 265,000 sqm, equating to a vacancy rate of 3.2%. New-build space in Stuttgart has a high pre-letting rate. The public sector has accounted for most lettings so far this year.

Despite the increasing supply, top office space remains scarce in the Baden-Württemberg capital and rents remain high.
