Hamburg's office market very strong even without record take-up

Hamburg’s office market ended 2018 with its second-best letting performance ever. At around 577,000 sqm, take-up was 12% lower than last year’s record result. Similar to 2017, the second half of 2018 was stronger than the first. While around 269,000 sqm of office space was let in the first half of the year, take-up in the second six months was 308,000 sqm, of which 145,000 sqm was secured in the fourth quarter. Demand for office space in Hamburg will remain high in 2019, but annual take-up is unlikely to exceed 500,000 sqm due to the low vacancy rate.

High share of take-up in new-build and revitalisation projects

The ever decreasing supply of vacant office space remains critical, falling from 505,000 sqm to 493,000 sqm since the third quarter. Based on a total office stock of 13.7 million sqm, this corresponds to a vacancy rate of just 3.6% and is forcing an increasing number of office users to shift their focus to new-build projects still in the construction phase. In fact, the new-build and revitalisation segment accounted for around 246,000 sqm, or 43% of take-up in 2018 as a whole.

Rising rents and shortage of space forcing office tenants to act early

Companies looking for new premises in Hamburg must be prepared for rising office rents. The prime rent has risen from €27.50 to €28.00/sqm over the past quarter alone, and the average rent has increased from €15.60 to €15.70/sqm. In addition to rising rents, the growing discrepancy between supply and demand is also compelling office tenants to take action. The rule of thumb continues to be that the larger the enquiry, the more critical it is that the search for an office should begin early.

Very little office space still available in the City

In the location rankings, the City was the undisputed leader with 135,500 sqm; however, the submarket’s share of take-up was a significant 18% lower than in 2017. This is an indication of the increasing shortage of space in a popular inner city location where the vacancy rate has fallen to a mere 3.0%, significantly lower than in the city as a whole.

Industrial sector remains top sector in the Hanseatic City thanks to Beiersdorf letting

The most active sector in 2018 was the industrial segmant with around 80,600 sqm. This was followed by the service sector with 75,300 sqm and IT/multimedia with 55,100 sqm. Overall, the top 10 sectors accounted for 76% of total take-up. In the location rankings, the City was the undisputed leader with 135,500 sqm; however, the submarket’s share of take-up was a significant 18% lower than in 2017. This is an indication of the increasing shortage of space in a popular inner city location where the vacancy rate has fallen to a mere 3.0%, significantly lower than in the city as a whole.By far the largest transaction in 2018 was the start of construction of the 45,000 sqm headquarters of Beiersdorf AG in Troplowitzstrasse (west of the Alster). Three of the top ten deals were concluded in the fourth quarter, including the second largest letting of the year in which Deutsche Postbank AG secured approx. 13,800 sqm at Überseering 28 in City North. The highest number of leases were concluded in the 250 - 700 sqm size category; however, with take-up of around 121,600 sqm, this size category accounted for just 21% of the total result. At 56% (323,400 sqm), the >1,500 sqm size category was responsible for most take-up.
