Above-average take-up at the start of the year in the Hamburg office market

Hamburg's office market got off to a good start in 2019. Lettings for around 145,000 sqm of office space were concluded in the first quarter. This was a significant increase in take-up of 39% year-on-year. "A total annual take-up of more than 500,000 sqm appears possible, despite the low vacancy rate," according to Artur Kraft, Director of Angermann Real Estate Advisory AG in Hamburg.

 

Supply of vacant office space continues to reduce

The office vacancy rate continues to drop. By the end of 2018, it was just 493,000 sqm and has since fallen further to approx. 450,000 sqm. Based on a total office stock of 13.7 million sqm, this equates to a vacancy rate of 3.3%. "The timely implementation of letting plans remains one of the most important pieces of advice that can currently be given to Hamburg office tenants. Generally speaking, the larger the premises required, the longer the lead-in time should be. In the case of an enquiry for over 3,000 sqm of space, a lead-in time of at least 24 months should be expected", advises Kraft.

Significant rise in average office rents

The dwindling supply of office space is affecting the rents charged by landlords in the Hanseatic city. This is particularly evident in the average rent, which has increased from €15.70 to €16.50/sqm over the quarter. However, the prime rent remains stable at €28.00/sqm. "Office rents are also expected to continue to rise over the coming months. Office tenants should consider carefully whether they wish to haggle over an asking rent, and how much time they need to make a decision. The queue of potential tenants applying for attractive office space is getting longer and longer", is how Kraft describes the situation.

HafenCity leads the location rankings

With take-up of around 47,600 sqm, i.e. one third of total take-up so far this year, HafenCity clearly leads the location rankings ahead of second-placed City, in which approx. 29,700 sqm was let. This result was made possible inter alia by Xing's letting of the Unilever building at Strandkai 1 which, with approx. 22,000 sqm, is also the largest deal to date. Vattenfall concluded the second largest letting for the EDGE ElbSide, also in HafenCity, with approx. 17,500 sqm.

Increased lettings in new projects

In the first quarter of 2019, 16 lease contracts with approx. 41,500 sq m of office space were signed for properties currently under construction/revitalisation or still at the planning stage. 11 lease contracts with a total area of 13,500 sq m were concluded in this segment in the same period last year. At 142, most leases for office space have been concluded in existing buildings so far this year, corresponding to a letting performance of approx. 103,900 sqm and 72% of total take-up. Moreover, most leases (68) have been concluded in the 250 - 700 sqm size category. However, with take-up of around 31,300 sqm, this category currently accounts for just 21% of the total take-up result. At 58% (323,400 sqm), the >1,500 sqm size category accounted for the highest proportion of take-up (18 deals). The most active economic sector in the first quarter was the IT and Multimedia sector with approx. 28,700 sq m.
