Hamburg office market tops 2018 take-up result

There has been no let-up in the office letting activities of businesses in Hamburg. With take-up of around 312,000 sqm, 16% more office space was let in the first half of the year than in the same period the previous year. "Although the supply of space continues to decline alarmingly, total annual take-up of over 500,000 sqm can be assumed for 2019. Nonetheless, it is unlikely to match a record year like 2017, which saw 313,000 sqm of space taken up by the end of the first six months," according to Dennis Riepenhausen, Director at Angermann Real Estate Advisory AG.

 

Many office tenants are competing for a small volume of space

The vacancy rate for office space in the Hanseatic City declined further during the course of the second quarter, to reach its current level of 415,000 sqm. Based on a total office stock of 13.8 million sqm, this equates to a vacancy rate of 3.0%. "Competition for the dwindling supply of available office space is becoming ever fiercer. Office tenants must make their decisions to rent new office space quickly when suitable space has been found," Dennis Riepenhausen advised.

Landlords are taking advantage of their strong market position

Hamburg's office tenants are having to dig ever deeper into their pockets to afford higher rents. Compared to the previous quarter, the average rent rose from €16.50 to €17.10/sqm/month. Despite remaining stable at the beginning of the year, the prime rent increased from €28.00 to €29.00/sqm/month by the end of the second quarter. "The time of rent rises is not over yet. It is certain that prime and average rents will continue to rise over the rest of the year," Riepenhausen explained.

City and HafenCity leading the location rankings

With take-up of approx. 63,100 sqm, the City recaptured pole position in the location rankings. The previous lead submarket, HafenCity, slipped to second place with 53,700 sqm of office take-up, with a considerable boost coming from the Xing letting of approx. 22,000 sqm at Strandkai 1. The subsequent places were assumed by the West of the Alster submarket with approx. 37,800 sqm and City South with 28,200 sqm.

Large-scale deals dominate the first half-year

While the first half of 2018 saw only one letting greater than 10,000 sqm, there were five such transactions reported in the first six months of 2019. The largest deal was concluded by the Otto Group, which secured around 40,000 sqm at Werner-Otto-Strasse 1-7 for its own use. Although most leases (126) were concluded in the 250 - 700 sqm size category, at around 31,300 sqm, this category accounted for just 18% of the total take-up result. At 63% (323,400 sqm), the >1,500 sqm size category accounted for the highest proportion of take-up (33 leases). The most active sectors in the first half of the year were IT & Multimedia with around 86,000 sqm and the public sector with 48,400 sqm.
