Take-up high but falls short of record year

Hamburg's office tenants remain eager to conclude contracts. At approx. 163,000 sqm, take-up in the third quarter was only slightly lower than the 165,000 sqm of office space leased in the second quarter. After a restrained start to the year with around 104,000 sqm in the first quarter, the total space take-up of approx. 432,000 sqm achieved after nine months once again represents an above-average letting performance for the Hanseatic city. However, the result still falls short of the record year 2017 with 7% less space taken up compared to the very strong take-up in the corresponding period last year. Take-up of up to 600,000 sqm should be achievable for the year as a whole. Nonetheless, the high number of outstanding enquiries cannot be satisfied by the existing supply and at approx. 505,000 sqm, the volume of vacancies has continued to decrease. Based on a total office stock of 13.67 million sqm, this equates to a vacancy rate of 3.7%. New construction projects will not ease the situation in the office market, at least in the medium term, as many of the office buildings scheduled for completion by 2021 already have a high pre-letting rate.

Rising office rents in the Hanseatic city

Both the prime and average rents increased over the quarter, from €27.00 to €27.50/sqm and €15.25 to €15.60/sqm, respectively. Hamburg's office tenants can expect further rent rises in the coming months due to the widening gap between supply and demand. It is also advisable to allow sufficient time for the realisation of any relocation plans. The larger the premises required, the longer the lead-in time should be. For example, a period of at least 24 months is required for enquiries for units larger than 3,000 sqm. It is clear how tense the situation is in the Hamburg office market at present from the fact that around 42% (approx. 180,600 sqm) of the take-up to date is attributable to new-build or refurbishment projects.

City and City Süd top office locations in Hamburg

After the first nine months of 2018, the strongest economic sector in terms of office space take-up was the industrial sector with approx. 71,600 sqm, followed by the service sector with 51,500 sqm and the IT/multimedia sector with 48,400 sqm. In the location ranking, the City led with approx. 103,000 sqm ahead of City South with approx. 66,400 sqm.

Three lettings from the third quarter made it into the current Top 10 deal list, including Beiersdorf AG's largest owner-occupier deal to date in Troplowitzstrasse (approx. 45,000 sqm). Even the lettings to akquinet AG in Bramfelder Chaussee (12,000 sqm) and Europcar Car Rental in Berliner Bogen (approx. 5,600 sqm) were concluded in the past three months. So far this year, most leases (207) have been concluded in the 250 - 700 sqm size category; however, with space take-up of around 94.400 sqm, this size category currently accounts for just 22% of the total result. At 55% (238,600 sqm), the >1,500 sqm size category was responsible for most space take-up.
