Stable office market

Despite the COVID slump, Hanover is still a sought-after office location. A total of approx. 55,000 sqm of office space was leased in the first six months of 2021. Letting activity was particularly strong in the small and medium size categories. The requirement for high-quality advisory services has increased due to the changing world of work. The prime rent remains at the high level of €17.00/sqm and the average rent is €12.90/sqm.

A further 385,000 sqm of office space in the pipeline for 2023

The volume of completions in Hanover’s office market is extremely high. By 2023, development and refurbishment projects will add a further approx. 385,000 sqm of office space to the market.  The volume of vacancies reached approx. 185,000 sqm by the mid-point of the year, corresponding to a vacancy rate of 4.0%. The most popular office locations so far this year were the City and City Fringe.
