Strong letting activity leads to above-average take-up result

Berlin, London, Paris - Germany's capital now plays in the same league as other major international cities, partly because of its high cross-sector appeal to office tenants. There was considerable letting activity by business groups, start-ups and the public sector in 2021, leading to an above-average letting result of 793,000 sqm and a 10% increase in take-up year-on-year. 

The supply of space has increased, but not enough to cope with the high demand. This is also evident from the high pre-letting rates from major letting enquiries in new-build projects. A higher volume of speculative construction projects would therefore be desirable.

Mitte once again leads the location ranking

In the location ranking, Berlin-Mitte once again took the lead with a take-up of 183,000 sqm after Q3 2021. Rents here range from €27.50 - 46.00/sqm. The top locations in Mitte include:

  • Potsdamer Platz / Leipziger Platz
  • Französische Strasse / Gendarmenmarkt
  • Pariser Platz / Unter den Linden
  • Hackescher Markt / Oranienburger Strasse
  • Friedrichstrasse Railway Station

Rise in the prime rent, slight fall in the average rent
